Wasn’t happy with price for 20lb. Bag & required more seed than stated to get filled in. Seems to grow well, pic is after 5 days 2 days quicker than previous Perennial Rye, but did use carbon activated organic soil with it which I feel speeded things up. Added second photo taken about 3 weeks after initial seeding, did reseed it prior to this photo. Hasn’t reached full maturity, so can’t give final review.I put down 20 lb of this grass during the end of July and beginning of September here in Middle Tennessee. The grass struggled to grow at first because of the poor soil conditions, the invasive Bermuda grass, and the Heat, so it died in the front yard where I wanted to grow it.I did not know that there was a layer of asphalt 2 in underneath my lawn so I tilled up the entire lawn and put new grass down. I did sprinkle this all over my yard after having the entire yard leveled. I didn't water it and I didn't pay attention to it while I worked on the front part of my yard to make it ready for plantig new grass. I planted a variety of tall fescues, creeping red, hard, chewing fescues, and perennial ryegrass from Pennington, barenbrug, and Scott's. While I was babying that grass, the fairway formula from greenview was establishing itself all across my back inside yards.About a month or two after I established the front yard I started to notice this deep green, lucious, amazing, beautiful, resilient bunch grass all over my back and side yards. This Grass had actually established itself and become gorgeous! I intend to plant the stuff again in the spring along the side of my house because it's looking amazing in the deep shade, clay soil.I wish I had properly prepared my grass and ensured that the drainage and soil was ready for this grass. It really is the best, commercially available grass.I attached a picture of what it looks like after not being cut or cared for since I threw it on the ground.Reviews for grass seed can be tricky because growth is really dependent on the quality of the soil.That being said, the previous two years I saw minimal growth, other than weeds mostly. I got a soil report and had to correct the ph, P, K, and some other issues. I spent the last year correcting those issues and I am finally seeing a good amount of growth with these seeds.I like that these are just plain seed and also pretty much free of weed. I also used the GreenView Kentucky Blue Grass and Fescue and dropped the GreenView mulch as well.After a week, I did see some minimal growth and bare spots, and after 3 weeks I am seeing significant growth. I did get to it very late, around the first week of October, but looking forward to what it looks like in the spring and hope to see continued growth.I’m not a pro. I do my own. Throwerdown, spray and pray, wait for the lookie Lou’s. If that made sense and even if not this is the seed for you. The before and afters are a month apart. Used a 12 12 12 starter and followed directions. Lawn care nut, lawn care rebel or advocate of sissy grass, it’s great!This blend contains some very nice varieties of perennial rye; my specific bag was evenly split between Charismatic II GLSR, Seabiscuit, and Pimlico varieties. I planted the grass seed in a pot with top soil, covered with a light layer 0.25 inches thick, tamped down lightly for maximum soil contact. Keeping the soil constantly moist/lightly damp (not drenched), the grass germinated quickly, with visible sprouts after three days and about an inch and a half of growth by day five.To be fair, these are ideal conditions but it demonstrates the potential for these grass seeds. To really get the best results, the soil really needs to be prepared well before seeding. The soil should have enough organic matter/hummus as to retain water well. The grass seed should be planted and covered with a very thin light layer of soil to keep them from drying out but not so deep as to hinder germination. I always lightly tamp the soil down to ensure the grass seed makes complete contact with the soil. Water often but lightly, just to keep the top layer damp. If it's sunny and hot outside, you might have to water as often as every 30 minutes even. Grass seed, no matter what brand, is always very delicate and for best results requires lots of prep and care.Grows fast and easily.I have purchased this twice and love it! My yard has beautiful grass, and the best part is it reseeds itself every year. It’s hardy and the color is beautiful! No high maintenance needed, just plant, water and enjoy its beauty for years to come!In November I put it in and it gave results, my lawn is very green, it looks much better
